Background

A property developer acquired a former light industrial site in Manchester for residential development. A Phase 1 habitat survey had identified Japanese knotweed on parts of the site, and the local planning authority imposed a condition requiring a management plan to be approved and clearance carried out before construction could commence.

Clearance programme

Excavation was carried out across the affected areas. All knotweed material and contaminated soil were removed and transported to a licensed waste disposal facility. A completion report was provided to the developer for submission to the planning authority.

Outcome

The planning condition was discharged following submission of the completion report. Construction commenced on the agreed programme.
