Background

A vendor’s solicitor raised a query in relation to potential Japanese knotweed presence at a residential property in Edinburgh, prompted by a homebuyer report that noted possible knotweed in the garden. The vendor commissioned an independent specialist survey prior to exchange of contracts.

Survey findings

A site survey confirmed the presence of Japanese knotweed in one section of the rear garden, growing along the boundary. The infestation was recorded in a written survey report, including the extent, growth stage and proximity to the main structure. A management plan was prepared setting out a recommended herbicide treatment programme.

Outcome

The survey report and management plan were provided to the solicitors. The transaction proceeded to exchange and completion. The treatment programme commenced the following growing season.
